Female opinion please?

When you say newly single,you mean like just got dumped? Or she dumped him,it wont matter.Normally the line that separates friends from lovers is bold and cant be mistaken,but when we are hurt in a way such as ending a relationship that line gets weak and blurry.They need someone to make them feel important and pretty and loved,so when she would normally see you as only a friend,now she needs a mans comfort and affection.And you are there for her.So yes,they are real feelings.They are only misplaced and may not last for long,but for the moment she is vulnerable and is most likely hoping you will make a move.
